Purchasing a new home is one of the biggest decisions you are to make in your life.  This is because it is likely that this purchase will be the first and only home purchase you are ever going to make.  Thus choosing and funding a home is of utmost importance.   The loan should ideally be set at a low interest rate to minimize costs and expenditures.

However, applying for a home loan is not as easy as it may seem.  There are a lot of documents that you will need to prepare that banks and lenders require.  This is because the banks need to have a basis before they can grant you a home loan approval.  Usually the more documents you can provide them, the easier it will be for them to decide whether or not to grant your loan application.

The necessary documents that banks and lenders often ask for are of course your recent payslips.  Payslips are proof of your income and they will commonly ask for your 2 most recent payslips. They also check whether you are regularly or casually employed, as this can play a factor when making repayments.  Those who have regular employment, usually find it easier to get their loan approved.

Annual income tax returns are also often required, in order to further show proof of income.  Banks and lending institutions will also ask if you have any existing loans, so they can check how well you have made repayments.

For those who are renting an apartment, a letter from the landlord or building administrator is also required by banks and lenders at times.

For those who are  self-employed or own their own businesses on the other hand BAS statements are often required in order to have access to lower interest loans, as well as income statements in order to see if the business is doing well.

There are a variety of documentation required depending on the type of loan on offer.  There are no specifics, and the documents may vary, but the essential reason for submission of documents is the same, and that is to calculate the risk.  For more information on documents for home loans consult the experts.  They can assist you in deciding what documents would be best to submit to the banks and lenders in order to increase the likelihood of your loans being granted.
